Atlantic Shore Vacations – Ocean City, MD Rental Information & Policies

Welcome to Atlantic Shore Vacations. We thank you for your interest and are eager to help you find the perfect property for your getaway.

Please carefully read this page prior to making your reservation.

Check in Procedures:

You will receive instructions via mail or email about check-in procedures. Once full payment has been made you will receive a door combination that will give you access during the time of your stay. This combination will expire at 10:00 a.m. on the date of your checkout. You will also receive parking passes for the respective units if that particular unit requires them. Inside each unit is a pin up board that will have additional information such as emergency numbers, wi-fi internet access procedures etc.

Check-in & Check- out time:

Check-in time is 3:00 p.m. Due to the high volume of traffic and the amount of time it takes to ready a property for occupancy we ask that you do not access the property until 3:00 p.m. Cleaning Services can sometimes run behind schedule. Check-out is by 10:00 a.m.  Guest agrees to pay an excessive housekeeping fee if property is not left in the following condition: Remove all food from refrigerator, and trash from property, clean dishes and utensils and put them away. Make all beds, leave furniture arranged the same way you found it, check for personal items, and lock all windows and doors. The property is expected to be left in the same condition as when you checked in.


We have In-Season weekly rentals beginning Thursdays, Saturdays, and Sundays. We also have miniweek rentals available for 3 or 4 night stays. Its easy to make reservations with Atlantic Shore Vacations. You can visit our user friendly web site 24 hours a day to make an online reservation. Atlantic Shore Vacation specialists are also available 7 days a week 9:00 A.M. – 5:00 P.M. to help you with your reservation. Contact us via email through this website.


We require an immediate security deposit in order to secure your requested dates. After that we require one half of the base rent plus a non- refundable $10.00 administration fee within 14 days of booking the rental. Checks or Money Orders are preferred, however we do accept Visa & Mastercard – but please note there is a 3% processing charge.  If payment is not received by the afternoon of the 14th day the reservation may be cancelled without further notice. A Rental Agreement will be sent upon receipt of initial payment. All terms and conditions of the agreement are binding from the date of reserving. Please fill out and sign the Rental Agreement and remit with balance of rent due on or before due date. Failure to pay balance due by date due may result in cancellation by agent and loss of all funds paid. Cancellations with refunds only within 14 days after making the initial hold. There will be no refunds after the 14th day unless property is rented, then a partial refund is given. The processing charge is non-refundable. All cancellations must be in writing. If a last minute reservation is made (within 30 days of arrival) there are no refunds for cancellations at any time. It is strongly recommended that you purchase vacation insurance if you feel for any reason that you might have to change your plans.  The balance of the rental is due 30 days prior to check-in. No personal or company checks accepted with in 30 days of arrival. Reservations made within 30 days of arrival require immediate payment in full via over night mail in certified funds or credit card. All rates are subject to 6% Maryland State Sales Tax and 4.5% County Room Tax and 2% Ocean City Tax. The owner or his agent reserves the right to cancel any reservation prior to occupancy, and will in this event refund all monies received.

Security Deposits:

All of our properties collect a REFUNDABLE security deposit. The security deposit is $300.00 for In-Season Family reservations.  June Senior Week/Group Deposits are $750.00. All security deposits will be processed within 30 days of check out and will be returned to the guest less any costs for repairs or excessive housekeeping charges if property is not left as required. We will also withhold part of the deposit if all keys, pool tags, and parking permits are not returned.


The number of assigned spaces varies by building. Some buildings cannot accommodate oversized vehicles and alternate parking is not provided. Atlantic Shore Vacations is not responsible for illegally parked vehicles. Boat trailers or any other type of trailers are not permitted to park on city streets or in condominium parking lots. Arrangements should be made with a local marina.

Pets / Smoking

Unless otherwise indicated, we are sorry but there are NO pets allowed in the building or on the premises. Anyone in violation of a no pet property will be asked to vacate the property immediately and will forfeit any security deposit and rent that has been collected. Anyone in violation of the no smoking policy will also be asked to vacate the premises immediately.

Telephones/ Televisions

All of our weekly properties provide multiple color TVs with premium cable. However, this is a courtesy of the property owner, and should a TV, VCR, etc. break down, a replacement is not guaranteed. Not all properties provide phone service. If this is important, please verify with your agent. For properties that do not provide service, you may call Verizon (410-954-6260)at least 3 weeks prior to your arrival to arrange for service. The properties that do provide service generally have a block on long distance service, requiring a credit card or calling card to place long distance calls.

Swimming Pools:

Most pools are open from Memorial Day to Labor Day. The opening and closing of pools varies and is at the building’s discretion. Please note Pool hours upon arriving. Pools are closed periodically for maintenance without notice. Most pools do not provide a life guard so please watch you children while they are enjoying the pool. Please be respectful of pool rules.


All Units have an In-Season trash pick up schedule on Tuesday and Friday mornings around 6:00 A.M. Please be sure you put your trash IN the container and NOT next to the container. Trash haulers will not exit their vehicle to pick up trash next to the container. A citation to the property owner may be written if this policy is not followed. You will be responsible for this citation. Captain’s View Villas – The trash receptacles are located in the northeast corner of the Dayton Lane side of the property. They are marked “Captain’s View Villas” on the side of the container.  Surf Watch – The trash Dumpster in next to the building on the southwest side of the property. Oceanside 42 – the trash receptacle is in the front corner of the parking lot. For Off-Season trash pick up times please visit Again please make sure all trash is removed from the unit.

Underage Drinking:

Underage drinking or the use of illegal drugs is not permitted on the premises. The tenants assume full responsibility for issues resulting from underage drinking or the use of illegal drugs. It is the responsibility of the tenant to police this issue.


Guests shall not be entitled to any refund for inoperative appliances, air conditioners, or any other property defect. However, upon being notified of any malfunction, Atlantic Shore Vacations will make every effort to have the problem repaired. Problems with in the building itself such as an elevator, swimming pool, exterior lights etc. are the buildings responsibility, and again, there will be no refunds for any item not operable.


Unless specifically noted otherwise, properties are not equipped with linens. Plan on bringing your own sheets, blankets, towels, & paper products.
For those units that do not provide linens, you can rent them directly from PMI Rentals yourself. In most cases they will pick up and deliver. Their toll free number is 1-800-320-7469 and their website is Please call them at a minimum 2 weeks prior to arriving for your vacation. If you do rent linens please make arrangements for pick up.

Agency Relationship / Noise Ordinance:

Atlantic Shore Vacations has an agency relationship with owners of properties in our rental program. The agent has been hired and paid by Owners for services rendered. In all negotiations regarding these properties the Agent will be representing the best interest of the Owner. We are required by law to inform you in writing there is a “Noise Control Ordinance” in effect. It makes it unlawful to cause or permit noise levels which exceed those established by the Dept. of Health & Mental Hygiene of the State of Md. (COMAR 10.20.01). Upon notification that these noise levels have been exceeded as a result of activity on premises, guest shall vacate the premises, and no refunds shall be given.

Rental Properties:

Each property is privately owned and reflects the taste of each individual owner. Atlantic Shore Vacations makes every reasonable effort to match the needs and wishes of each guest with the available accommodation. If you have a specific need, please advise us prior to making your reservations as we will be unable to make substitutions or refunds upon arrival. Rates are based on weekly occupancy and are set by each property owner.
